SENIOR PROJECT MANAGER  (Construction)  Omaha Nebraska
 
 POSITION SUMMARY:
Provide Project Management for multiple engineering and/or construction projects, from design through completion of construction. Accountable for the accuracy of all design and construction project activity, tailored to each contract’s general conditions, technical specifications and drawings. Relies on extensive experience and judgment to manage, plan, and accomplish our clients’ goals. 

DUTIES AND RESPONSIBILITIES: Essential functions, as defined under the ADA Amendments Act (ADAAA), may include any of the following representative duties and responsibilities. Essential duties and responsibilities may include, but are not limited to, the following: 
  • Manage multiple projects to support the Capital Improvement Plan and Strategic Plan, including but not limited to: conceptual design, scope development, planning, technical reviews, budgeting, estimating, scheduling, cost control, preparation of front-end documents, commercial construction projects, construction management and contract administration. 
  • Manage, review and accept or reject official documents, specifications, drawings, change orders and claim actions as directed. Provide management with expert feedback and suggested solutions or corrections for problems. 
  • Accountable for limited design oversight and all construction project activity, confirming adherence to each contract’s general conditions, technical specifications and drawings. Perform design analysis and make recommendations on behalf of our client. Verify drawings and electronic files from the architect, engineer, or contractor through design development and construction as built documents. 
  • Analyze and assess project risk issues. Provide leadership with specific feedback, clarifying details of personnel conflicts, schedule impacts, claim risks, change order requests, etc., along with a suggested solution or corrective procedures to prevent issues from occurring in the future. Feedback will be prompt and frequent as necessary. 
  • Negotiate fees/proposals/change orders for construction contracts and professional services, including scope and schedule of work for approval and execution. 
  • Prepare project budgets for presentation and approval. 
  • Participate and present at various committee meetings. 
  • Arrange and coordinate project meetings among our client’s staff, consultants and contractors as required to execute the project through design and construction phases. Coordinate construction activities related to the construction management functions with the consultants, the contractor, the OAR, and the client. 
  • Provide specialized tours, give briefings and presentations on behalf of the client. 
  • Review progress, approve invoices, schedule, perform studies, and analyze technical data. Make regular site visits – inspecting the work, and ensuring compliance with products specified, contract documents, and drawings, client’s policies and procedures, design standards, all federal, state and local codes rules, regulations, laws and legislative acts. 
  • Serve as liaison with outside agencies regarding upcoming and ongoing projects. Retain, review, update and manage agreements as they pertain to construction services. 
  • Supervise technical reviews, job coordination meetings, budgeting, change orders, scheduling, and preparation of project correspondence. Monitor all phases of program and project development through close-out and final audits. 
  • Ensure management actions are identified within specific contractual time windows to avoid claims and delays. Set and manage specific deadlines on action items, job memorandum, shop drawings, submittals and similar contract issues that have significant impact on ultimate contract cost and schedule. 
  • Provide post construction analysis of performance by the contractor, architect, engineer and the Owner’s Authorized Representative. 
  • Perform analysis, claim reviews and claim defense for the client. 

Job Description:

MINIMUM QUALIFICATIONS: 
  • Bachelor’s degree in architecture, construction management, engineering, or related field and six (6) years related experience, or an equivalent combination of related education, training, and experience. 
  • Previous background in engineering, IT, or construction. 
  • You must have a proven project management success in complex technical environments. Have worked in an architectural or engineering firm, commercial construction company or governmental agency with responsibility for compliance and enforcement activities is preferred. 

SPECIAL KNOWLEDGE, SKILLS, and ABILITIES:
  • Demonstrated planning and organizational skills. 
  • Estimating, project and program scheduling, design, architectural, engineering and construction expertise 
  • Commercial construction including complex renovation projects desired. 
  • Good communication skills 
  • Excellent attention to detail. Familiarity with critical infrastructure (UPS),generators, cooling systems and IT systems.

    Technical Over site: 
  • You MUST have an understanding of data center infrastructure (power,cooling,networking,security) to guide technical discussions. 

    LICENSES/CERTIFICATIONS REQUIRED: 
  • Valid driver’s license required. 
  • Professional Engineer and./or Contractor’s license is desirable. 
  • Certification in a specialty subject area(s), which may benefit the Authority, is desirable 
    (CDCPM) (PMP) (ITIL)
